Colfax
Whether you are interested in buying real estate in Colfax CA or you are just planning to visit, you may be wondering what you can do when you get here. Colfax is a beautiful little city with a lot to offer, and even if you are only going to be passing through for a few days, check out some of the many city attractions.

Here are just a few fun things you can do in Colfax.

Visit Rollins Lake
Come to the lake to enjoy both camping and fun times on the water. Not only are there plenty of trails to hike, you will also find that there is plenty of boating, canoeing and kayaking to be had as well. If you are looking for some great outdoor fun located very close to Colfax, be sure to consider Rollins Lake.

Explore the Colfax Cemetery
While some people might consider a cemetery a rather grim place to visit, the truth of the matter is that cemeteries can tell us a great deal about the past. The Colfax Cemetery in particular has a great deal to say about the history of the town as well as the art of carved gravestones. The cemetery was first created in 1850, when the cemetery’s first resident was interred. Since then, the cemetery has grown, and many of the statues in the cemetery are quite beautiful in their own right. Funerary decorations from this era had their own meanings, so as you tour the cemetery, consider what some of the symbols might mean.

Mountain Bike on Stevens Trail
Stevens Trail is a trail for experienced mountain bikers. Some parts of the trail are fairly narrow, and in some of those places, an intermediate level mountain biker would be well-advised to dismount and walk their bike across. However, someone who pursues this trail will be rewarded by a stunning view of the river and the forest below. You will also find that there are plenty of wildflowers along the trail, making this a wonderfully pretty ride if you go during the right season. Also remember that there are no motorcycles allowed on this trail at all. Once again, this is a trail for seasoned cyclists.

Hike Indian Creek Falls Trail
You don’t need to restrict yourself to bike riding when you are seeing Colfax for the first time. Whether you show up in spring, summer or fall, make sure that you consider hiking the Indian Creek Falls Trail, a trail that offers a gain of 500 feet in elevation stretched out over a loop that requires about 3 miles of walking. The trail will take you by Indian Creek Falls, which is a gorgeous double fall that runs along the North Fork of the American River. Be advised that you do have to cross Shirttail Creek close to the beginning of the trail, which can flow very fast in the spring. For the best results, wait until late summer to try this trail, as you can often simply cross the stream without getting wet at all.

Visit the Colfax Heritage Museum
If you are someone who is interested in United States history, local history or even the history of transport, take a moment to consider stopping by the Colfax Heritage Museum. This museum is housed in the building that was once the Colfax Depot, where the trains would stop, and after a complete remodel, this museum now holds artifacts from the last two hundred years.

When you are thinking about seeing what Colfax CA has to offer, take a look around and allow this exceptional town to broaden your horizons. This is a fantastic way to learn more about the city.

Thu, 04 Aug 2011 10:28:00 -0700 What Homebuyers Hate about your House http://placercounty.posterous.com/what-homebuyers-hate-about-your-house http://placercounty.posterous.com/what-homebuyers-hate-about-your-house

You've been through it before: the estate agent opens the door, you get a little excited at the possibilities (could this be the one? Maybe this one will be perfect!), and then you step inside. Hopes are crushed, dreams denied, all because the entryway walls have been painted a vivid, hair raising shade of pink with orange trim and it smells like a smoker just dumped an ashtray into the matted, beige shag carpet.

Auburn CA real estate is no exception to this scenario, one that is played out over and over across the country day in and day out. The crux of the matter is this: tastes vary, often widely, and what one family thought was a color scheme that would put energy into their day is the same paint job that gives you a terrific migraine. Granted, this particular example is at the extreme - most houses are decorated and furnished wonderfully and are a credit to the current owners love and dedication.

But to many buyers, even the slightest dating in the decor or paint work can be a complete non-starter when it comes to selling your home. In the tight Placer county real estate market a little work geared towards placating picky buyers can go a long way. And always remember - some buyers may be perfectly reasonable folks, but have certain bad memories that happen to be brought back by something within your house. Neutralizing some of the particularities of your choice of decor can keep buyers from getting distracted by surface presentation and see the true beauty your home has to offer.

Some of the common aspects of your home that should be considered:

Check your curb appeal. Put away the garden gnomes and naked cherub fountains. Mow the grass, and keep it watered. If you've got a big old oak out front with an aging limb overhanging the home...well, that ought to be removed for safety reasons anyway. Remember that initial appearances, for better or for worse, will often define your home in the mind of a potential buyer.

Walk through your home and look for any paint schemes that are a bit out of the ordinary, especially in living areas, bathrooms, and the kitchen. Buyers will be more forgiving of crazy paint in what is clearly a child's playroom or bedroom. But when they walk into your living room and see a color they think is hideous, it will be difficult for them to remember that they can simply paint it once they're moved and see past the color to the potential for the space.

Many Auburn homes for sale will overlook this very common aspect of prepping your home for sale: the bathroom. We spend a lot of our lives in the bathroom, and it is for many people one of the only solitary, tranquil locations in their lives. Bathrooms in houses for sale should be fairly bland - people will personalize it to their hearts content, but may be repulsed by colors, textures, or arrangements they dislike. Buyers in the Placer county real estate market and especially those looking at Auburn homes for sale are going to want to see a bathroom lacking any outlandish colors, artwork, fuzzy toilet seat covers, or strange tiling in the shower.

Most any Auburn CA real estate agent will tell you this as well: pay close attention to the kitchen! Possibly one of the most often overlooked rooms by sellers, buyers will focus on the kitchen to an extreme degree. After all, many of the other rooms in the house can have variable uses - you can swap bedrooms and offices, or convert living rooms and dens to libraries and sitting rooms. But while your own kitchen coloring, appliances, and decor are something you probably fail to even notice, the kitchen is an immutable part of the home. Make sure it is spotless, and your appliances are clear of any clutter. If the walls are stained or damaged in any way, get them repaired. Auburn homes for sale are going to have kitchens in a variety of sizes and shapes - you can't change how cramped or spacious yours may be. But you can at least make sure it is as appealing and functional as possible.

Auburn CA real estate is not completely different from any other real estate market. Your Auburn CA real estate agent should be your go to guide to determine what aspects of your home can and should be altered in order to appeal to the widest pool of potential buyers. She knows the market, knows the buyers, and knows exactly what homebuyers do and do not hate about your house.

Some of the most attractive features which make El Dorado Hills homes for sale such a great value are the area's great schools. This is the case El Dorado Hills features several elementary, middle and high schools that consistently perform well on California's API tests which measure a student's achievement in reading comprehension, math and science.

One high-performing elementary school that's located close to many El Dorado Hills homes for sale is William Brooks Elementary School. This small school only serves 500-525 students per year. However, its super curriculum and small class sizes make the school very popular with residents who live close to the school's location.

rolling hills middle schoolThis is the case because students who attend William Brooks Elementary School often score very high on California's API tests each year. Students receive these high marks because they study reading, math, spelling and other subjects in small groups. This setting allows students to learn how to read, write, spell and do basic math calculations in a more relaxed setting that works well for most students who attend this school.

Moreover, the school also offers several extracurricular activities that make going to the school more enjoyable. For example, students can sing in a mixed-group choir that can teach students about the fundamentals of music theory and music appreciation.

Students can also try out for the school's cheerleading, cross country and soccer squads. These activities teach students about sportsmanship, fair play and the value of teamwork. This challenging curriculum also allows students to study a broad range of subjects which can help them do well in high school and in college.

Furthermore, Rolling Hills Middle School also offers several extracurricular activities which encourage students to develop the social skills they need for living a happier life. For example, the school's athletics program features a fine basketball program, an outstanding track and field program and an emerging wrestling program. In addition, students may also participate in student government activities and work on the school's yearbook. These extracurricular activities also help students learn how to work individually and in groups. Students who participate in these activities can receive a well-rounded education that can prepare them for life outside of school.

Finally, one high-performing high school that's located near several affordable El Dorado Hills real estate properties is Oak Ridge High School. Oak Ridge High School consistently performs well on California’s SCORE exit exams because they offer students a challenging range of courses in the sciences, the arts, English, math and the computer arts. These courses help students sharpen their critical thinking skills and their ability to reason.

rolling hills middle schoolOak Ridge High School also provides a broad curriculum that enables students to prepare for college or for a meaningful career in a trade. This is true because students can choose from several language courses, industrial arts classes and advanced placement classes that can help students prepare for college or enrollment in a trade school.

Finally, Oak Ridge High School also participates in many sports all year round. For example, students can try out for the school's highly successful baseball, basketball and track teams. Students may also try out for the school's soccer team, cheerleading squad or rugby team.

As you can see, El Dorado Hills residents can choose from several great schools that can help their children receive a high-quality education. For more information about homes located near these and other great schools, please ask a local El Dorado Hills real estate agent today for more details.

Sun, 16 Jan 2011 23:45:00 -0800 The Five Best Restaurants in El Dorado Hills http://placercounty.posterous.com/the-five-best-restaurants-in-el-dorado-hills http://placercounty.posterous.com/the-five-best-restaurants-in-el-dorado-hills

Finding something to do in El Dorado Hills isn't really that difficult. The town has plenty of amenities and means of keeping its citizens entertained but a lot of the time, I just want to spend an hour or two over some really good food. What is to follow is a collection of my favorite places to eat in El Dorado Hills.

Sienna Restaurant

A large restaurant that calls itself upscale-casual, features New American cuisine with an Asian twist. It has four fireplaces, a stone topped bar and a wood fired pizza oven. If you like the cachet of dining in the kitchen, request the Chef’s Table (presumably akin to the Captain’s table on a cruise liner). Or, you can dine al fresco on a warm night. The décor is inviting and attractive. If you are a busy El Dorado Hills real estate professional looking for a meeting spot, there is a private dining room with both visual and audio enhancements available. Sienna calls its ample wine selection “sophisticated yet approachable,” featuring more than 80 selections by the bottle, and 20 selections by the glass. Sample a “handcrafted” cocktail while waiting for your dinner companion. Try the sumptuous brunch buffet for a great value to enjoy with family or friends. You’ll find the servers pleasant and the spread to die for--an omelet station, vegetarian eggs benedict, apple hill apple cake, coffee cake, fruit, crème brulee, French toast and salmon Asian salad. Orange juice refills are free.

Asahi Sushi

In the middle of searching out El Dorado Hills homes for sale? Take a break at Asahi Sushi. At the opposite end of El Dorado Hills from Bistro 33, Asahi offers a friendly waitstaff, homey atmosphere and large-for-the-price bento boxes. Delicious tempura, and the sushi floats by so you can have extra fun trying to ‘catch’ the especially tasty ahi, chirasi, dragon roll and hamachi. Trip Advisor says: “Perfect quick bite before the movie.” They have an all you can eat lunch special for $12.95.

Pete's Restaurant and Brewhouse

This casual place claims to be “serious about good food and serious about getting it right.” The folks at Pete’s are beer connoisseurs, and make recommendations for ideal food and ale pairings. Sample Pete's Uptown Blonde, an American Pale Wheat Ale with Pete's Bistro Chicken Salad. You can also try Midtown Ale with the grilled wild salmon BLT. Yelp patrons love the burgers: “The beef itself is a good grade of meat. The bun has an actual flavor, as opposed to wonder bread buns found elsewhere. I usually order the Pete's Deluxe BBQ, which has bacon, onion rings, cheddar cheese, lettuce and tomato.” Pete’s features customer appreciation, late night and lunch specials, along with Monday night football.

Bistro 33

This is a very popular spot, where you can take a break from house hunting and catch dinner with your El Dorado Hills real estate agent. A lunch or dinner specialty is smoked salmon carpaccio, which includes house smoked salmon, a hard boiled egg, capers, fresh dill, lemon zest, red onion and homemade breadsticks. To cap off your meal, try spiced Mexican sipping chocolate with Grand Marnier Cream from the Chocolate Way section of the menu. A breakfast favorite is cinnamon challah French toast with honey butter and maple syrup. Housed in a dramatic dome structure, the typical crowd at Bistro 33 is in their 30s or 40s, which is in line with the EDH median age. Patrons love the outside patio and full bar. The restaurant is directly adjacent to a Cineplex, so take your sweetheart here for a fun date night. Bistro 33 serves lunch and dinner seven days a week, and breakfast on Saturday and Sunday. Happy Hour Monday through Friday, with drink and appetizer specials.

Bamiyan Afghan Restaurant

This unique eatery has a casual family atmosphere. Its website claims to transform a 5,000 year old cuisine for twenty-first century taste buds. Exotic flavors and traditional dishes are what you’ll find here. The Sacramento Bee rated Bamiyan #1 of the top 10 Restaurants of 2009. It also received the August 2010 Best of Sacramento Dining Award by Sacramento Magazine. You may be scratching your head and asking yourself: “exactly what is Afghan cuisine?” From the website: “Think varying attributes of Greek, Turkish, Middle Eastern, Persian, and then throw in some Asian and Indian influences for fun!” Bamiyan has an outdoor patio with a tinkling fountain, a small bar featuring Afghani beers and a tasteful dining room. The food itself is healthful, featuring meats, freshwater fish, vegetables, dried peas, beans, fresh fruits, yogurt, noodles and rice. No heavy cream or butter.

They also sell Afghan cookbooks and handmade carpets!

Fri, 03 Dec 2010 00:27:00 -0800 El Dorado Hills' Best Parks http://placercounty.posterous.com/el-dorado-hills-best-parks http://placercounty.posterous.com/el-dorado-hills-best-parks

If you enjoy parks, you might want to look at the El Dorado Hills homes for sale. There are a total of 29 parks in the El Dorado Hills Community Services District, which together equal 134 acres of land. Some of these are small school parks, and others are large community parks or parks dedicated to specific sports. With so many options, your El Dorado Hills Real Estate Agent should have no trouble finding you a home near one of these parks.

There are two different community parks in El Dorado Hills. Promontory Community Park is the newer of the two. It opened in 2007, and it contains not only an extensive play area for children but also several lighted sports areas. It includes two large play structures and a water spray ground, making it perfect for even the hottest of summer days. There are many benches for parents located throughout these areas. It is also a great place for picnics because it contains a covered picnic area with eight picnic tables and a barbeque pit. Among the sports areas are a tennis court, a bocce court, a general sports field and two softball fields. The other community park, El Dorado Hills Community Park, is also quite nice. It does not have as many different play areas as Promontory, but it consists of a total of 40 acres. Included in this is a play structure, a sports field and a nature area. In addition, it contains an activities building with a swimming pool and basketball courts.

For those who are interested in sports, the best park in El Dorado Hills may be the Stephen Harris Tennis Courts Park. In addition to its four tennis courts, this park includes a soccer field, two basketball hoops, a quarter mile long jogging path and a tennis practice wall. However, this park is not just for sports enthusiasts-- it also contains a play structure, several barbeque pits and some picnic tables. Another El Dorado Hills sports park is the teen center skate park. This park does not have as many different sports areas, but it does have a nice, supervised skating area. It also includes the teen center, which provides many different recreation options for youth as well as a computer lab and a snack bar.

El Dorado Hills also has four different village parks. These parks are smaller than the community parks, but they still have quite a few amenities. For example, the 10.7-acre Peter Bertelsen Memorial Park boasts a water spray ground, horseshoe pits, a play structure and a new lighted baseball field. Kalithea Park has a sports field, walking paths, a play structure, swings, and both covered and uncovered picnic tables. Village Green Park is a beautiful 10-acre park that includes a pond, a stream with waterfalls, majestic oak trees, plenty of lawn space and a play structure. The final village park in El Dorado Hills, Oak Knoll Park, has a volleyball court, a play structure, and a clubhouse that is available for rent.

If you would rather appreciate nature than play or participate in sports, you might want to some El Dorado Hills Real Estate near one of the El Dorado Hills nature parks. There are three of them, and each one has something a little bit different to offer. Governors Park has some nice duck ponds surrounded by benches and a walking path, while the most prominent feature of Wild Oaks Park is its native pine and oak trees. For those who enjoy walking, New York Creek Nature Area contains bridges and trails that run through lush greenery, trees and a creek. It is also a great place to see native wildlife.

In keeping with the vision of Allan Lindsey, the founder of El Dorado Hills who wanted every village to include a park, El Dorado Hills also contains eleven neighborhood parks. Most of these parks include play equipment and some, such as Parkview Heights Park, even contain extras such as horseshoe pits and a basketball hoop. In size, they range from .6 acres with a small play structure to 4.35 acres of mostly lawn and trees. In addition, there are two special use parks, the Allan Lindsey Park and the Bass Lake Park, which both contain baseball and soccer fields.

As you can see, El Dorado Heights is a great place for parks. No matter which El Dorado Hills home you choose, you are almost guaranteed to be near at least one of them.

People living in or planning on moving to Auburn CA certainly are fortunate. The Northern California town features everything a person needs to really enjoy life. These lifestyle amenities range from wonderful year round weather, to incredible natural scenery and beautiful surroundings, to a pleasant mixture of outdoor and indoor area attractions, dining, and shopping.

About Auburn CA

It is commonly claimed that Auburn is among the greatest places in which to live in all of Northern California. Cradled in the Sierra Nevada Mountains' western foothills, the gorgeous American River Canyon borders it on one side. The town is actually found at the crossroads of historic Highway 49 and I-80, and remains the governmental seat for Placer County. With seven and a half square miles of territory and a population of just 12,800, the lovely town lies at an elevation ranging from a thousand to fourteen hundred feet above sea level.

Auburn CA Weather

The weather in Auburn is perhaps the single greatest attraction for living in the Northern California town. The very hottest weather of the year is found in August, and while day times may commonly reach a warm 90 degrees Fahrenheit, the night times can cool off down to a very pleasant 61 degrees. From there, the weather only gets better. Auburn sees highs and lows of 75 degrees and 49 degrees in October, and rarely ever falls below 53 and 39 in December. The rainfall is similarly mild, leaving the family plenty of beautiful sunny outside days. While in the summer, Auburn averages no rain at all, in the winter, it only sees as much as typically four inches in January. This town's weather is almost as close to paradise as one can hope to reach.

Auburn CA Attractions

The Northern California town boasts a disproportionate number of both outdoor and indoor attractions for a town of its modest size at less than fifteen thousand inhabitants. It provides opportunities for golf, mountain biking, boating and swimming, and walking outdoors. Inside attractions include museums, wineries, historic buildings, shopping, and dining possibilities.

Auburn CA Outdoor Activities

The Dark Horse Golf Club - this fantastic golf course was designed by Keith Foster. It showcases 18 holes over 7,031 yards. Greater than eight streams and six ponds are worked in to the golf course landscape. Formed from farmland and off the main road, it is among the more beautifully designed and well planned golf courses.

Forest Hill - mountain cyclists are sure to love this wonderful mountain bicycle trail.

Lake Clementine - the beautiful Northern Californian lake provides opportunities for sunbathing, swimming, and boating that can be enjoyed year round, thanks to the mild weather in Auburn.

Western States Endurance Run - Auburn is home to this ultra marathon that is held every year.

Western States Endurance Ride - each year, participants come from all over the Western United States to Auburn in order to compete in the grueling mountain bike race for the Tevis Cup.

Auburn CA Indoor Attractions

Old Town Auburn - the relaxing and charming old town neighborhood features a great number of fun antique stores and other quaint shops. It makes for a nice day of shopping and dining, or simply walking in the beautiful outdoor weather.

Mt. Vernon Winery - the local Northern California winery offers guided tours and sample tastings.

Gold Country Museum - Auburn lies in the gold rush parts of California. This museum sits in the gold rush territory's heart, and it goes through the legacy and history of that exciting era in California and American history.

Other Town Museums - three other museums are located right in town. These include the Bernhard Museum Complex, the Placer County Historical Museum, and the Placer County Courthouse.

Art Galleries - Auburn features a significant number of local art galleries, particularly in and around the Old Town.

Theater, Music, and Dance - Auburn actively supports public theater, arts, music, and dance in the community.

Auburn CA Real Estate Market

With so many wonderful outdoor and indoor attractions, and such a pleasant small town atmosphere and feeling, it is no surprise that Auburn, California proves to be a desirable place to live and work. The real estate market here has held up better than in many other parts of the Golden State. The median price of the two hundred and fifty-seven homes for sale here as of August 9 is $359,000. This represents a +2.6% change over the prior month's price. New homes come in at a median price of $390,990, which represents a -3.2% change versus the last month price. Foreclosures in Auburn list at a median price of $282,000, which is unchanged from the prior month. California_State_Fair_2010_[www.keepvid.com].mp4 Watch on Posterous

The California Exposition & State Fair just ended its annual event here in Sacramento with an increase in attendance by 10%, up to 741,200 , which is nice to see and good for the local economy. For those not living in Sacramento or not familiar with this great family event, let me fill you in.

This annual event was started way back in 1854 in San Francisco, and toured through Sacramento, San Jose, Stockton and Maryville. In 1859, a permanent home was built in Capitol park over six square blocks. The fair was cancelled during WWII as the grounds were needed by the army. In 1948 a new home was built on a tract of undeveloped land along the American river north of downtown Sacramento. In 1968 Ronald Reagan opened the Fair at the "Cal Expo" site which covers over 350 acres.

This fair ground is also used several other events, such as Dixieland Jazz Festival, car and RV shows, Christmas Tree Land, and doll shows. There are also concerts held here and horse racing at an adjacent track.  There are all kinds of rides, games and amusements for kids and adults. This is also a permanent monorail system that transports you around the fairground, which is fun in itself. This year there were some great acts performing, including Fab Four, Eddie Money, Rick Springfield, Martina McBride, Village People, Foghat and “Weird Al” Yankovic. There was a fun demolition derby to watch as well, and the food vendors and the tickets all featured lower prices this year to boot.

I live in Placer County and love to promote this wonderful area, please check out some links on this fun fair and the property local area, both which are great for families.
